Welcome to the Commons at Ridgewood
The Commons is an established, planned maintenance free Community of 19 patio style homes. It is a Sub-Association to the Ridgewood Hills Master Association and residents of the Commons have the option to activate an annual membership in the Ridgewood Hills Recreation Association, which amenities include a basketball court, a 25 meter swimming pool, and a fenced playground. The Ridgewood Hills Community has over ten acres of irrigated landscaped green belts containing concrete walking paths and over ten acres of Colorado Natural Areas called Raptor Corridor. Raptor Corridor is a City of Fort Collins Certified Natural Area.
Within Ridgewood Hills is Fort Collins' Homestead Community Park. The Park offers a diverse mix of recreational facilities.
The Commons is served by Coyote Ridge Elementary School, Lucile Erwin Middle School, and Loveland High School. Coyote Ridge is located in the center of Ridgewood Hills within walking distance of the Commons.

TO: The Commons at Ridgewood Homeowners

Effective March 1, 2011 the property management for our Association will transition to MSI,LLC. The Board of Directors has been working on this change for the last several months. MSI,LLC also manages the Ridgewood Hills Master Association and is a member of the BBB. Mr. Russ Bartz will be our Community Manager.
We approached MSI,LLC thinking that there might be efficiencies and advantages to using the same company as the Master Association. We were pleasantly surprised when they presented us a management offer that did provide many efficiencies and advantages. To mention a few:
- Regular monitoring (on a weekly/bi-weekly basis) of our property by the Community Manager for maintenance needs and to assure that our contractors are doing a good job.
- Cost efficiencies in our vendor contracts by better management and by using competitive price comparison.
- A large list of available vendors/contractors from skilled workers to the handyman-type worker.
- Lower overall costs associated with our property management contract.
- Close monitoring of any work orders that are generated for repairs by using software that automatically tracks them through to completion and provides a monthly maintenance log for board review. This monitoring will also assure that good quality work is done by contractors.
We have been acquainted with Russ Bartz for several years in his role as Community Manager for the Master Association and are quite impressed with his work. Russ brings with him many years of property management experience and he is extremely knowledgeable of the many rules and regulations that go with property and HOA management.
Russ will be a physical presence in our neighborhood and will inspect the property on a weekly basis, sometimes from his vehicle, but every other week or so by walking through the property looking for maintenance issues that need to be addressed and to see that contractors are performing adequately. He will work closely with our landscape/snow removal contractor. Don’t be surprised to see him walking through your yard, and be sure to introduce yourself. We fully expect that maintenance issues will be much more promptly addressed than they have been in the past.
MSI,LLC will also provide strong support with the many financial and legal issues related to homeowner associations. We are confident that this will be a good change for our community.
